    Good Neighborhood Policies

  • Mallard Green Apartments takes pride in our reputation as a safe, quiet place to live and study. So that everyone can enjoy their stay, please familiarize yourself with the following policies. Management reserves the right to terminate the lease of any resident who violates these policies. Quiet Enjoyment: We ask that all residents be mindful of other residents and to keep noise to a minimum. Please be extra mindful of noise during the hours of 11 pm to 8 am, including weekends, so that all residents can enjoy uninterrupted sleep. You are responsible for behavior of your guests. Parking: Management will provide residents with a parking permit. Please ask guests to park in available vacant spaces away from the buildings, to allow for neighbors to park closest to their apartments. Guests may park only while visiting a resident and may not use parking for the purpose of attending classes. All vehicles parked must be in working order and maintain all current inspections, stickers, and licenses. Unauthorized vehicles, vehicles parked on lawn or blocking other vehicles, and any violation of these policies will result in vehicle being towed at owner’s expense. Management and owners are not responsible for any fees or damage to vehicles while parked at Mallard Green or while being towed due to a violation of our policies. Property Appearance: Please do your part in keeping up the appearance of the community. Please keep all areas clean, neat, and free of trash or food. Trash bags are not allowed to be left outside or on your patio. Keep your patio free of items other than furniture. Management reserves the right to remove unsightly items from your patio to preserve the image of our community. Grilling Policy: Grilling is only permitted at the pool during regular pool hours. Use of a grill at a resident building is a violation of our policy due to safety hazards. Dangerous Behavior: To ensure that all of our residents enjoy a safe place to live, Mallard Green has a zero tolerance policy for dangerous behavior. “Dangerous Behavior” includes, but is not limited to, reckless driving, shooting off fireworks, fighting, any drug possession or activity, facilitating a crime, disobeying pool regulations, and any other activity determined to be detrimental to the safety and well-being of our staff or residents. Anyone involved may be subject to arrest and/or lease termination. Pool Use: Please remember our community pool is for the private use of residents and their guest only. No more than 2 guests per resident are allowed at any time. Management reserves the right to deny use of the pool to anyone at any time. Identification may be requested, failure to provide identification may result in denied access to the pool area. Mallard Green, the owners and management, are not responsible for accidents or injuries. Residents and their guests must adhere to all posted and given pool rules at all times.
