About Alexander Townhomes
Alexander Townhomes is a neighborhood of 100 individually owned townhomes at the back entrance to UNCC. There are numerous individual owners and a home owners association. JMBT, LLC offers a large number of these units for lease.
All units are of the same floor plan and have a living room, dining room and kitchen as well as 3 bedrooms, 2 full bathrooms and a laundry room. JMBT, LLC leases their units through the leasing office at Mallard Green Apartments (just across the street) at 9800 Mary Alexander Road. By leasing from JMBT, LLC, you are assured of a quality unit at an affordable price.
When should I apply?
Because our units are in high demand, we do suggest that you apply in the spring for a July or August move in date.
What fees do I need to pay?
Application fees need to accompany all applications. Once applications have been approved you need to pay a security deposit to hold a unit. The first month’s rent would be due at move in.
Can you help me find a roommate?
We do expect three people to apply all at the same time that know each other. We do not assist in locating a roommate. From our experience, it is much better if you lease with people you know and are comfortable with.
What is the length of the lease?
We offer only a one year lease.
What utilities do I need to pay?
Water is included in the price of the rent. Residents would be responsible for setting up their own internet, cable and electricity.
Are the units furnished?
JMBT, LLC provides full size appliances in the kitchen as well as a full size washer and dryer in laundry room. There are mini-blinds provided on all windows. Other than that, there are no other furnishings provided.
How do I pay my rent?
Payment is expected by all parties on the first of each month. Rent checks or money orders can be dropped off at the Mallard Green Apartments office. Residents can also pay their rent online. No cash is accepted. Prepayment of rent per semester is acceptable.
Where do I park and do I have to pay?
There are two numbered spaces that are immediately in front of each unit. There is additional parking provided across the driveway that is un-numbered. There is no charge for parking at Alexander Towne.
How do I contact the staff after hours in case of emergency?
An answering service is available to contact staff immediately should you need them. If you have a maintenance emergency after hours, please call Mallard Green’s answering service at 704-529-4021. Please visit the service request page for further information.
Can I get packages delivered?
The post office has the capacity to deliver small packages at the mailbox locations. UPS and Fed-Ex will deliver to your door. If you want a package to be delivered to the office at Mallard Green if you do not anticipate being home, you will need to leave a note on your door instructing the delivery company to do so.
What happens if I have a problem with a neighbor?
You would need to contact the office at Mallard Green Apartments and let them contact the HOA management company to deal with the situation.
What are the HOA’s “Rules and Regulations”?
It is a list for residents and owners at Alexander Towne that deals with good neighborhood practices and exterior appearance responsibilities and parking. All JMBT, LLC residents receive a full copy of the Alexander Towne HOA’s Rules and Regulations at move in.
Can I have a satellite dish?
Satellite dishes require special directional placement to be able to receive a signal. Due to the angle of the buildings and the surrounding trees, satellite dish installations do not work well at this location. Any damage to the property by a satellite dish may be assessed to the resident that caused the damage.
